Our prime role as architect is to help our clients create successful projects using our innate talents, acquired experience, learnt and practised skills to the absolute best of our ability.
Through engaging, conversing, listening and observing we build a comprehensive project brief. The brief is a flexible document that develops and evolves throughout the design process.
The project brief forms the base from which various alternative design ideas and concepts can be explored, tested and measured against the project budget.
We utilise sketches, drawings, massing studies, mood boards, 3d digital models, 3d perspectives, rendered 3d images and sometimes physical models.
The approved concept design is then developed in greater detail. Construction methods, materials, ground and floor levels, heights, external works are all incorporated into a 1:1 (full size) 3d digital model from which 2d and 3d drawings are produced.
The developed design is submitted for Planning Approval then further developed in much greater detail to produce Contract Documents in the form of working drawings and specifications from which the approved project design can be priced and constructed.
We help our client to procure a building contractor through competitive tender with a number of builders or negotiated contract with a selected builder.
As architect, we undertake Contract Administration acting as our client's agent to monitor progress, cost, conformance and quality throughout the contract period.
